PLS46 - WHY THIS PROJECT:
It's indeed SAD that many of us even after having money, MISSED OPPORTUNITY to buy land or plots towards Mokila and Shankarpally during 2006 to 2018 when prices where low but Western Hyderabad was developing fast into Hitech City and Financial District. Prices for plots are unbelievably high even beyond Shankarpally. If we keep waiting, we will eventually end up not having a bit of land to pass on to our next generation! We are trying to bring a LAND LAYOUT where members can have reasonably sized land (NOT PLOT) at affordable rate BUT WITH EXCELLENT AMENITIES AND LANDSCAPING LIKE YOU WOULD OBSERVE IN THE US OR OTHER COUNTRIES.
PLS46 - FOR WHOM?:
As discussed above this Project is for members who in their depth of heart, rue having missed buying quality plots and now wish to buy a larger piece of land in a secure environment. (NOT OPEN LAND). It's for those who may wish to drive down during weekend and stay in a landscaped community in thier own little HOME! (Villa construction is optional and can be done later. But there will be guest rooms for member families) May be indulge in a bit of kitchen gardening or let out their land for new age organic farming companies who are looking for protected land. The location too could very well become unaffordable, if the land price transformation which has happened over 30KM from Gachibowli extends by another 15KM in next few years. Anyway that is BOUND TO HAPPEN.
PLS46 - THE DIFFERENCE:
You might have come across land projects offering community farming. In those projects, buyer DO NOT HAVE HIS OWN IDENTIFIABLE LAND. There will be no acceess to your land bit!. Buyer can not put a fancing. Virtually land in those projects are co-owned! However, in PLS46 project, your land is your own. With approach road. Secure and registered in your name, with specific boundary.
PLS46 PROJECT DETAILS:
- PROJECT ATTRIBUTE: Agricultural Patta Land under Aquisition. Land will have internal roads and land scaping, gardens etc which basically takes away 30 to 35% of land. This results in great value addition for buyers since the roads give access to each land bit and development works, amenities, security and safety bring attractiveness and immediate weekend livability. (Land Cost goes up since the cost of 30 to 35% land used for roads and parks plus amenity, development cost etc need to get added to the usable land area. Agreed?) Let's also agree that we cannot get small bits of open land, in outskirts with access. Lands are usally large blocks. So buyers are forced to buy very large bits to get access to their land. How many of us have the kind of budget needed, to buy large bits? This Project takes away that problem, by allowing you to even get quarter acre, with proper access road inside the Project.
