(Excl Ventures News.)Investors, Builders & the State make merry, as market booms. None is bothered about the hardship faced by home buyers. The real estate market in Hyderabad is on a boil. While the political stability in the state is a major factor, the Govt policies too have caused prices to move up, only to the benefit of builders and the Govt itself.

While investors who took risk when the market was down, need to be applauded for their courage, what about the builders and the Govt?

The Govt:

The higher the rate, the higher the registration related revenue

The higher the rate, the higher the GST collection

The talk of helping the middle class to find a roof for themselves is just a smokescreen, while the Govt is actually milking them! On the one hand, RERA(Real Estate Regulatory Act) would benefit buyers, on the other, it has resulted in massive increase in cost of property. Builders have jacked up price, adding cost of delay & other RERA risks, to the property. (A careful buyer could have got properties at much lower rate, by selecting right the project, if RERA was not there)

The Builders:

A builder''s recovery target is based on the initial cost of land, cost of funds, materials & management. The selling rate of a property to make a very decent return on investment, is decided at the project launch. The booming market, allows builders to make unholy profit, much above their original expectation.

The fact about GST in construction is known to everyone. GST is nothing but open looting of money from buyers, in the guise of paying to Govt and then simply swallowing, most of it.

The Govt has allowed builders to cook books easily, to set off GST supposedly paid by them for construction materials, against GST collected from buyers. Every other day, you find reports of crooks printing fake GST invoices to give to companies.

A recent report says Govt owned construction companies pay 6 to 7% GST, while our great builders pay just 1%! That is a cool extra income of 5 to 6% of property value, which goes from buyer''s pocket directly to the builder''s, instead of to the Govt! This is exactly the reason why there is a clamour for reducing GST on property purchases to 5%.


The Buyers:

If you are an ordinary buyer looking for a good property for your family to reside in, these are difficult times! The Govt and the builders are pushing for property rates to go up, totally disregarding the plight of genuine buyers.

Most of the salaried professionals can afford Rs.50 to 60 Lakhs property, without causing hardship to them. But today, the apartment rates in decent projects are up by 25 to 30 Lakhs from the above levels. The dream, of owning a piece of land and a house has been totally damaged. So what can buyers do?

It may be difficult but buyers have to take hard decisions looking ahead. The city is expanding fast. There is a huge migration of qualified professionals from across the country to Hyderabad, especially to the Western side, driven by job offers from top notch companies.

This burgeoning population need to be accommodated within the limited land bound by ORR and restricted by the building regulations imposed under GO111 (vast swath of land towards west beyond ORR is "no go" areas for builders, due to the Gandipet lake protection rules)

The pressure on land, has made land rates spike multiple times since 2012-14 when land was cheap. Since 2014, the number of project launches have also sharply increased. But the demand remains high, driving rates up.

The city will expand towards the west beyond the ORR, from Kokapet to Muthangi and also further along ORR towards north. It will off course expand fast, along Mumbai highway, towards Sangareddy from Muthangi Toll Gate.

The Metro will get extended from Miyapur since already there is huge population between Miyapur and Patancheru. The MMTS will certainly go to Shankarpally.

And naturally, property rates whether plot, villas or apartments, will keep rising along these directions. Keep an eye and book in new projects, when it''s affordable.

Few years ahead, we will have large number of people travelling from beyond Patancheru to work in Gachibowli and Hitec City. The infra facilities will get developed, especially since the State Govt has flagged off the land between ORR and the upcoming RRR, as focal areas for development, in the upcoming new Master Plan

In 2010 to 12 period, places like Miyapur, Madinaguda, Chandanagar, Bachupally were very cheap but looked far away and isolated. And only the brave pushed ahead, realizing that one need to move out of core Gachibowli and Hitec City areas, to save money. And they took a very good decision since those areas are fully developed with transportation, water and other infrastructure now.
