The state government on Tuesday gave its final nod to the revised master plan of erstwhile municipal corporation of Hyderabad area (HMDA core area) and notified zoning and development promotion regulations.The previous master plan was released 35 years ago.
Releasing the revised plan,the minister for municipal administration A Ramanarayan Reddy said the plan makes provisions for anticipated population of around 6 million by year 2031 with adequate reservation for future residential zones and related amenity areas.It proposes to strike a balance between the growth of population,physical and social infrastructure,conservation of heritage and ecology and rejuvenating the core city area.
Under this revised plan,the city will have 10 new flyovers,13 new bridges and 7 road-underbridges, he said.He added that the HMDA has got clearance from the railways for the Rs 99 crore Kukatpally ROB and that it would be ready by March 2011.It also proposes to have transit oriented development (TOD) zone or growth corridor with 300 meters belt on either side from MRTS road.All plots abutting the MRTS road will have a common building line of 6 metres and the land will be allowed for multiple use as marked on the digitalised maps which will be placed on the website and will be accessible to all.
The minister said multiple use activities shall be allowed wherever APSRTC bus depots and bus stations are proposed subject to 5% of the total built up area or 10% of plot area handed over free of cost to GHMC for public facilities and utilities like parks,eseva centres,fire stations,etc. All new government buildings will be green buildings as per guidelines developed by HMDA and will have a one-foot high boundary wall and four-foot high railing on top.
In notified heritage buildings and heritage precincts,it is necessary to obtain clearance from HMDA before undertaking certain kinds of development.
