1.0 General

We have had several requests from members to evaluate the potential of this locality. Many have been quietly making investments here and during the last couple of years the investments have started to give handsome returns.

Since lot of land was available at Nizampet Road / Pragathi Nagar areas, last few years did not see much of activity in Mallampet-Bormapet belt. But once land prices sky rocketed in Nizampet Road / Pragathi Nagar areas, developers shifted base, giving sudden fillip to the new locality.

The last 6 Months have seen slew of new projects and due to significant price difference and also due to nice open areas, buyers are making extensively picking up Villas and even apartments in this stretch.

With Just couple of KM separating the 2 Localities and with fine flat open land with extremely good access road from Miyapur and Access from JNTU through Nizampert Road and Pragati Nagar, Mallampet-Bormapet belt promises to be a very good bet since there is a good price differential.

2.0 Landscape:

The entire landscape is flat and ideal for House Construction. The Land lies north of the fast, 80 Feet Ring Road connecting Miyapur to Narsapur Highway. The 2 existing Villages Mallampet and Borampet have several access roads from this Ring Road. The road from Bachupalli X road forms a semicircle, covering Mallampet and Borampet and connects back to 80 Feet Ring Road.

Incidentally, the Outer Ring Road will be running just 2 Km outside of Borampet and Mallampet Villages.

The Land between these two roads and around it, are ideally placed to absorb the bursting expansion, in Nizampet Road and Pragati Nagar.

3.0 Distances:
  • JNTU to Bachupalli X Road ( on 80 Feet inner Ring Road) through Nizampet Road - 5Km
  • JNTU to 80 Feet inner Ring Road through Pragati Nagar - 5.5 Km
  • Miyapur to Bachupalli X Road -6.5 Km
  • Hitec City to Bachupalli X road through Nizampet Road -10.5
  • Hitec City to Bachupalli X road through Miyapur Via 80 Feet Ring Road -12.5Km


4.0 Price Advantage at Mallampet -Bormapet:

At the moment, there is definitely large price advantage in choosing Mallampet-Borampet over Nizampet Road -Pragathi Nagar areas as can be seen in Table below. Buyers are moving in fast as can be seen from the large number of projects in varying stages of construction.

Ideally, you can invest and liquidate, once price increases substantially, in next 2 years, as people move into large number of projects under construction. The current trend shows, that price should double in 2 years. The Upcoming Mega Projects with Malls and Multiplexes would also result in sudden increases. Incidentally since large open areas where available, several developers could pick up Large tracts for Mega Projects.

5.0 Why Mallampet -Bormapet? Investment Potential:

The Land between 80 Feet Rong Road and Road from Bachupalli X road to Mallampet and Borampet is ideally placed to absorb, the bursting expansion in Nizampet Road and Pragati Nagar.

Since additional distance is only 2 to 4 KM, and the environment neat, open and green the buyer interest would sustain for a long time. After 3 or 4 years, this area will also get filled in and the construction would expand further East towards, Gandimaisamma , Narsapur Highway and beyond.

If we look back, 5 years earlier, there was little activity in Nizampet Road and Pragathi Nagar. Constructionwas concentrated close to Mumbai Highway at Kukatpalli. The Bueyrs from Hitec City thought Nizapet Road and Pragathi Nagar was far away. Today, 75% of occupants here are from Hitec City. In 2004, we had opened PARK TOWN Villas, on Nizampet Road for Booking at now unbelievable 26.5 Lakhs! There were very few takers! Just look at the pricing today, a whopping 75 Lakhs.

Mallampet -Borampet areas would have been considered as end of the world in 2002, but in 2007 its now Hot and Happening, with Large Number of Up-market Villa projects and Apartment Complexes with more than 75% booking from Hitec City.

The rate of approx 60 Lakhs for a 200 Sqd, 2500 SFT will translates to just Rs.2400/SFT including PLOT, VILLA, POOL, CLUB and amenities. Assuming just Rs.1250/sft for Construction (In Hitec city the standard rate is ~Rs1500/sft for Construction), the Plot costs Rs.14,375/SQD . Obviously HUDA Projects shoul cost much higher since common area land available will be 20 to 25% more than Panchayat Layouts and number of Houses will be lesser.

The Ongoing and upcoming projects would totally change the landscape here, which would sustain interest and demand.

The Locality has access to required Civic and Educational Facilities.

Schools: International Schools Like Kennedy High, Lotus are right beside. Silver Oaks near Bachupalli X roads has very good Reputation.

Colleges: Most of Kukatpalli area is already served by Colleges and Engineering Colleges on the 80 feet ring road. Includes Chaitanya, Vigyan and Others

IT and Other Establishments - Maytas IT SEZ at Bachupalli is just 1 KM away. Pentagon IT Park where HUDA recently conducted auction is just 3 to 4 Km away. Hitec City is ~15 Km

Others - There is existing Shopping, Medical facilities beside Bachupalli X road. Kukatpalli/Miyapur just few KM away, offcourse has everything required. But around Bachupalli X road, several large New Commercial Projects are coming up.

The Integrated apartment Projects are quoting Rs.3200 to 3500/sft in lower floors. Please note that this offers a great chance dring the next few montsh for Villa buyers since Very Good Villas are available for Rs.2400 to Rs.2800/SFT!

Panchayat Villa projects quote between 60Lakhs(Inner areas) to 65 Lakhs (Within 1Km of 80 Feet Ring Road as of November 2007.) Obviously right investment can fetch good return as people move, in large numbers into this area due to higher prices of 75 to 135 Lakhs in Pragathi Nagar/Nizampet Road areas.

6.0 Ongoing Projects in Mallampet -Bormapet:

We can see Apartment Constructions all around Bachupalli X road to Mallampet. In inner areas of Mallampet and Borampet there are several Villa Projects under Construction . There are a number of Villa Projects here by Hirise, SRR, 20th Century and other Builders.

7.0 Upcoming Mega Projects in Mallampet -Bormapet:

100 Acre IT Park called Pentagon is being developed by HUDA beside Ring Road.

The Integrated apartment Projects are quoting Rs.3200 to 3500/sft in lower floors. Please note that this offers a great chance dring the next few months for Villa buyers since Very Good Villas are available for Rs.2400 to Rs.2800/SFT!
