Wipro SEZ Construction Work - 1.5Km to the East of APH216 Township
Introduction

We are extremely happy to bring this Project "By the Owners for the Owners"

The project is promoted by a Registered Society formed by Owners. Buyers have to become members of the Society, to be eligible to Own Apartments. Spread over 6.5 Acres in Tellapur, the Project will have around 400 Apartment Units of 1525 and 2210 SFT in a Gated Secure Integrated Complex. Also Duplex Apartments of 3050 and 4420SFT.

Its like building our own house at low costs, rather than buying a gated Villa from a developer when we pay huge premium over cost of land and construction. There is only Land cost, Construction Cost and Management/Approval and Supervision Costs, making the total cost to come down, drastically.

The members of the society are owners of land and a Construction Contactor (MOU is being entered into for construction work with one of the Leading Construction Firms in Hyderabad) will be engaged for project execution.

The Society is Registered and large number of Members have joined. The founding members are senior professionals in US and the Secretary is ful time engaged at Hyderabad and is driving the project forward.

INTEGRATED APARTMENT COMPLEX WITH ALL AMENITIES AT SUCH RATE?

Near Nallagadla Tellapur, The integrated complexes range from at Rs.3200 to 3800/SFT. If we take effective rate, this would be Rs.3500 to 4000/SFT. Against such rates, is ~Rs.2000/sft feasible?

When you buy at an integrated complex right beside existing roads, prices are high since land price would be high; Also there is an element of "expected developments" influencing the price. But for 3 to 5 years (based on experience of integrated complexes which has been built in Hyderabad), you do not enjoy benefit of existing roads nor the 'expected developments". Why should we pay high price early, when you do not enjoy benefits early? The New complex is coming up 2KM from Tellapur with access road under widening and to be black topped later. The Location is only 1.5 Km from 20 Million SFT ICICI Tishman Speyer Township whih will be a Posh Collection of High End Internationally Styled IT Buildings.

(Tishman pays Rs 445 cr for Tellapur township in August 07. 25% due in December 2007)


By booking now, we take advantage of low price due to access road not being black-topped and there being NO component of "expected developments", though very large projects are scheduled to come up nearby. Before we take possession, the roads will transform and the landscape would change, with several high-end projects coming up in-between! Virtually you are playing the right game in the market, by ensuring that you do not pay PREMIUM for facilities, that YOU do not need, during the Long Project Development Period. Also pricing of Apartments in new areas are now high, based on "expected" developments in the area. This results in price going up, even before large scale commercial activity, nearby. (By the time Apartment prices went to Rs.3000/sft in Hitec City, there were large scale commercial and IT developments right beside, justifying the price. But today, we find new projects in open areas, with much higher prices)


IF YOU ARE NOT IN A HURRY TO OCCUPY A LUXURY APARTMENT, THIS IS THE RIGHT OPTION. WHY AGREE TO HIGH RATES, EARLY?
1.0 Eligibility:

Only recommended clients who pre qualify on following terms will get allotment.

-Should be working in IT or related Fields including Professionals in Consulting, Design, Management, Engineering, Medical, Finance, Banking, Marketing etc
-Society reserves right to reject any request for allotment, without assigning any reason
-Should be ready to pay 1.0Lakh immediately and 6.25Lakhs within 2 weeks of Booking OR depending on schedule of registration of land

2.0 Applying for Membership:

The Flats will be allotted to Members of the Society. Each buyer will become Member on Payment of 7.25 Lakhs. (View Payment Terms Below) Form for Submitting Application for Membership will be forwarded to those who confirm Booking Interest, by mail.

3.0 Rights of Members:

Members will have all legal rights as envisaged under A.P. Societies Registration Act,2001.

4.0 Project Execution:

Society has already entered into agreement for Land. The Approval process will commence soon after registration of total land.

The Society will entrust the Construction to Large Construction Company. MOU is being signed shortly. The Architect has already been engaged and preliminary plans have been released. Construction Supervision will be handled by major consulting company.

The Approval process after registration of land will take at least 1 YEAR. The project construction with final delivery should take at least 2.5 Years from approval stage. Obviously, no further payments till Approval. Immediately after approval 20% of balance is to be paid and the rest by Bank Loan or Own funding. (Own funding period will be 18 Months from approval,since structural work would be complete by that time)

5.0 Design:

Leading Architect Company has been retained. Based on layout design, the project will have Blocks of 10 to 20 floors. All doors will be East or West Facing. Floor plan will be finalized by Architect strictly as per Vasthu considering natural ventilation and lighting.

6.0 Location:

Project is just 4.5Km to MMTS station at Lingampalli enabling, quick travel. Fom Guchibowli Junction 10.5 KM. 13.5 KM from Hitec through fast, wide roads without heavy traffic/rush.

Project is within 3.5 Km of Gopanpalli "T" Junction and hence just 8.5 KM from Wipro-Polaris Circle at Guchibowli. The first 2Km up to Tellapur Complex is the same access road for Aliens Space Station Project, Bloomfield Project and Tellapur HUDA Township. This road will be widened to 100 Feet and blacktopped so that there is fast direct access from Wipro Polaris Circle to the High-rise Corridor.

The Project is 1.5Km from HUDA Tellapur Complex, 100 Meter from Rear compound wall of New Upcoming Aparna Project (site leveling in progress) . At the moment, 1.5Km access road from Tellapur Township is "kutcha". But on this road, we have Infinity Homes Project by Vision Avenues, Aparna and several other ventures coming up. The road will get widened to 80 feet by the time projects come up. Part of the road is already widened. The Project is in HUDA's Highrise Corridor.

From Gopanpally T Junction, there is also an alternate approach which is less than 3KM.

The site is only 1.5KM from Tishman Speyer (400 Acre) integrated township at Tellapur. As per news in June 07, Tishman Speyer is committed to the Project which was bagged by it in February 2007. Please view location marked on HUDA Map for clarity.

7.0 Basic Features:

8.0 First Floor Apartments (Profit Sharing):

First Floor Apartments will be Mortgaged to HUDA and hence will not be available to Book. These apartments will be sold in open market at Market rate and profit shared by Society Members. This will again reduce effective cost.

9.0 Allotment:

Allotment will be strictly as per priority of receipt of 1.0L Booking Advance. All flats will be East or West Facing . 50% will be East.

10.0 Multiple Booking:

Maximum of 3 units per person. (1 Duplex is considered as 2 units)

11.0 Transfer of Membership/Booking:

Once allotment is completed, the Members can transfer booking to third parties who are approved by the Society, at market rates. Basic criteria being to ensure that the IT/Consulting/Professional Character of residents are maintained. The Membership of original member will be cancelled and the new person will join the society, as Member. Nominal Admin fee will be charged by Society.

12.0 Base Rate:

The base rate is split into 3 parts. Land and related initial Costs, Construction Cost And Amenities cum Management Costs as follows:

12.1 Land Cost:

For the initial Members, Land cost with all incidental admin, marketing expenses, shall be 7.25 Lakhs (effectively Rs.328/sft for 2210 SFT flats and Rs.475/sft for 1525 SFT flats)

12.2 Construction Cost

The Construction Costs will range from Rs.1300 to 1700/SFT. Based on MOU being entered into with a major Construction Company, the rate will not be more than Rs.1500/SFT. The proposed Contractor has already given indicative rates. Calculation of total cost, at different scenarios, is available below for reference.

12.3 Amenities, Architect, Consulting Firm, Management

The total costs for Amenities, Architect, Consulting Firm, Management etc is capped at 10% of base costs (Please refer 14.0 below)

13.0 Extras:

Rs.10 per SFT for each floor. (Second Floor will be Rs.20/sft extra. Relevant floor can be decided at Allotment time based on priority. This extra will contribute partly for amenity development) Registration Charges and Taxes if applicable. (Whether registration charges are payable by Society Members is being evaluated. The Construction Cost may include Tax portion, in which case, tax payment may not be necessary. This will be finalized at Award of contract)

14.0 Total Cost Under Different Scenarios


15.0 Payment Terms:

After submitting Application Form, the Society will revert if application is accepted. Immediately, 1.0L need to be paid by Cheque or by Bank Transfer. The priority numbers will be strictly based on the order of actual receipt of 1.0L Credit.

6.25Lakhs shall be paid just prior to Land Registration at Hyderabad. (There shall not be any delay in this payment since delay by one member would affect all oher members. The time period available from booking will be 2 weeks for making payments for Registration of land). This has to be drawn from Bank and paid and will take care of land cost, together with 1L, paid earlier.

The Approval process after registration of land will take at least 1 YEAR. The project construction with final delivery should take at least 2.5 Years from approval stage. Society will arrange Corporate Discount on Housing Loan Rate, from selected Banks, over the prevailing Market Rate.

16.0 Risk Mitigation:

All buyers will be members of the Society. In the most unlikely event of project not going ahead, the land will be sold at market rate and divided equally among members of the society. The current quote in this area is 4Crore per acre. The land price is appreciating all around Tellapur. However, assuming the rate is only 5Crore per acre after a year, each flat owner will get 8Lakhs against 7.25 Lakhs paid.

17.0 Communication:

The Secretary will be in touch with members through Group Mail/Phone and will send frequent updates.

18.0 Form for Submitting Application for Membership:
