Phase 1 (Rs.550 Crores) was awarded to 2 Contractors by HUDA
Express Highway from Guchibowli to APPA (10.5 KM) forming Part of Phase 1 is being built by M/S Corporation Transstroy OSJC, Russia.
Express Highway from APPA to Shamshabd Airport (10.5Km) forming Part of Phase 1 is being built by M/S Continental Engineering Corporation, Taiwan.
Phase 1 runs from Guchibowli to APPA (Nanakarmguda, Manikonda, Pupplaguda, Narsingi, Manhirevula, APPA) and from APPA to Shamshabad. From Manhirevula onwards, most of the track goes through conservation Zones of either Gandipet Lake or Hussain Sagar Lake or through Chilkur Forest Range.
The works on phase-I of the Outer Ring Road (ORR) are in full swing. Progress of work has been affected due to various issues near Chilkur Reserve Forest, at Andhra Pradesh Police Academy (APPA) and along a stretch in Nanakramguda.
ORR PHASE -2 (PART A).
HUDA is likely to open International Competitive Bidding (ICB) in February 2007 for Phase 2 (Part A) of ORR. HUDA is currently in the process of finalizing the Project Financial Advisor, quotes for which were invited, in October 2006.
The Contractors for Phase 2 are expected to be finalized by March 2006. The Phase 2 (Part A) work involves 5 clear stretches. Each stretch is likely to be awarded to a different contractor.

1. Narsingi - Kollur from Km 0.0 to Km 12.00 ie 12.00 km
2. Kollur - Patancheru from km 12.00 to Km 23.20 ie 11.20 km
3. Shamshabad to Tukkuguda - Srisailam Highway from Km 121.0 to Km 133.60 ie 12.60Km
4. Tukkuguda to Bonguluru - Sagar Highway from Km 108.00 to Km 121.00 ie 13.00Km
5. Bonguluru to Pedda Amberpet -Vijayawada Highway from Km 95.0 to Km 108.0 ie 13.00Km
The ORR would virtually create solid ring with few accesses across it, around the hot Guchibowli/ Nallagadla/ Tellappur area.

From Narsingi to Kollur Village -12 KM and From Kollur to the Junction on Mumbai Highway Between Patancheru and Muttangi is 11.2 KM (ORR is in PINK Color)
The distance to the Mumbai Highway Junction, from Guchibowli Junction, along ORR is 26.2KM. From Wipro Polaris area, it would be ~ 28KM and from Cyber Towers ~ 32 KM
The main culprit in reduced accessibility and under developemnt of areas beyond Tellappur has been the Railway Line. (Please view this in the above Picture) Due to this, the Old Mumbai Highway road to BHEL thro Lingapalli remains to be a bottleneck.
Upto Tellappur, land is rich and accessible. However, beyond this, the landscape is extremely rural with miles upon miles of agricultural fields with crumbling old villages. Though Villages like Kollur, Edulunagulapalli are before Rail Line, they still remain remote with mud tracks masqurading as roads. Obviously, the places beyond Rail line are miserable and defenitely require urgent surgical attention!
PRICES AROUND GUCHIBOWLI
The Land from GopanPalli to Tellappur is defenitely in the process of large scale development. Due to lack of land which can be developed near Guchibowli, this locality would see burst of activities to support the working population at Guchibowli/Kokapet.
Ther are very few Villa Projects after Guchibowli.
Near Gopanpalli, 7 Km from Wipro-Polaris - 165Lakhs
In Nallagdla - Rs.195 Lakhs
In Tellappur - Projects are expected to open soon.
The possibility of buying within 10Km of Guchibowli would disappear, if we do not buy in these areas, in existing or new upcoming projects and this would force late buyers to move beyond the Rail Line!
NOTE: COMPARE Prices at Gopanpalli/ Tellappur TO the prices near APPA TOWARDS AIRPORT. Betwen Rs.75 to 90 LAKHS, that is defenitely a good deal NOW and we should never hesitate to proceed. In the next round, we would be looking at Rs.90 to 130Lakhs range in that location. Also I am told Apartment towers are opening there at 2500/SFT. A few of our members have already aware of this! That would mean at least 65Lakhs for a 2500 SFt Apartment! Once Apartment opens for booking, the Villas would naturally jump to the next price level.
In my opinion we should consider going in the direction along ORR, opposite to the Airport from Guchibowli, after reasonably priced options towards Airport, are exhausted. Do you disagree?
