HMDA Plot Auction Results. Gopanapalli Plots are sold out:
HMDA had called for bids for plots in Gopanapalli, Nallagandla, Tellapur, Miyapur and other locations. The bids were opened today (28.02.2011)and the results looks encouraging for Hyderabad! Plots in Gopanapalli saw very good demand with NE plot fetching as high as Rs.22,126/sqd . The average rate in Gopanaplli was Rs.17,693.
The 5 Acre land parcel in Nandagiri Hills saw no bidders. Obviously the news about HMDA trying to sell private land also within 5 Acres, as its own would have scarred off bidders.
1.0 Auction Howlers! Bidders lose EMD!
One bidder is set to lose Rs.5L EMD after having won Plot 15 (482sqd) in Gopanapalli layout, having punched in whopping Rs.1,25,550/SQD! Obviously he will forfeit the EMD rather than buying the plot for Rs. 6,05,27,655! Incidentally plot 16 (682sqd) was won at only Rs. 65,12,302.
If you thought that was crazy! Another bidder has won 2181 sqd Plot in Nallgandla for 21,889,171,000 (can you read that!) for an exciting Rs.10,034,000 per SQD! Well, HMDA is not going to return the 10L EMD deposited with it. That is 10L lost for 3 extra ZEROs punched, instead of Rs.10,034/sqd
2.0 Auction Statistics:
Out of around 95 plots on auction, 64 were sold. (68%)
- Gopanapalli - 17 sold, out of 17 - 100%
- Nallagandla - 26 sold, out of 44 - 60%
- Tellapur - 1 sold, out of 2 - 50%
- Miyapur - 13 sold, out of 21 - 62%
- Ramachandra Puram - 6 sold, out of 9 - 67%
- Mushik Mahal - 1 sold, out of 1 - 100%
- Asif Nagar - 1 Plot - No Takers
- Nandagiri Hills - 4.795 Acre - No Takers
Price at which Plots were Won:
- Gopanapalli - Rs.12,192 to Rs.22,126 /sqd . Average being Rs.17693/sqd for 17 Plots
- Nallagandla - Rs.10,001 to Rs.15,307/sqd. Average being Rs.11,345/sqd for 44 Plots
- Tellapur - Rs.10,400/sqd (1 Plot)
- Miyapur - Rs.10,503 to Rs.15,793/sqd. Average being Rs.12533/sqd for 13 Plots
- Ramachandra Puram - Rs.12,712 toRs.15,555/sqd. Average being Rs.14198/sqd for 6 Plots
- Mushik Mahal - Rs.10,170/sqd (1 Plot)
3.0 Final Assessment:
From the bidding interest shown, its obvious that the ongoing Telangana Agitation has not dented buyers appetite for plots in Hyderabad. Even with Bandh paralyzing the City on 2 days just before the closure of bidding, the quotes have been quite good and above market expectation.
Obviously this shows that Hyderabad has inherent investment quality whether the state gets divided or not.
