For a system that survives on populist schemes,heres a realty check.There are no takers for the governments ambitious Rajiv Swagruha scheme,which offered affordable housing to the needy,with the aam junta opting for private housing projects.The lure is the 15-20 per cent lower price tag that the private houses come with and the guarantee of timely delivery,as compared to sarkari apartments under the scheme.
Private housing in areas such as Jawahar Nagar,Nagole,Ghatkesar and Bachupally have given the Rajiv Swagruha project a burial of sorts.The demand for houses under the scheme has hit an all-time low even as existing customers have cancelled their bookings.The reason is a post-recession revision of prices in the twin cities.
The Rajiv Swagruha scheme was launched in 2007 and aimed at building close to 10,000 apartments across the state.Each of these units were roughly priced between Rs 1,600 and Rs 2,500 per sqft.While the project had initially found some takers,three years down the line,there is little demand for the houses,thanks to lucrative offers of private realtors. The price range of these government houses is between Rs 1,800 and Rs 2,000 per sqft in the Nagole and Ghatkesar areas whereas several private developers are offering similar flats in the same area for as less as Rs 1,600 per sqft, said Srikant M,a Nagole-based builder
adding,apart from the price,there is also a guarantee of timely delivery.The government houses never come with this surety. Referring to another such government project Sanskruthi township near Pocharam Srikant said that even after the lapse of two years,owners of the township have not yet been handed over the car parking space that was promised to them .Analysts say the occupancy of these apartments have dropped from 30 per cent to 10 per cent over the last few months.
Interestingly,its not just small-time builders but even established real estate groups in the city who are offering cheap housing in these areas.Their prices too are at least 10 per cent less than that of the governments.Officials of Rajiv Swagruha admit that their prices are higher than those of private developers and that there have indeed been some cancellations of bookings.They,however,maintain that the high price is due to better quality of the houses.
