(Excl Ventures News.)Authorities have expedited acquisition of about 200 acres of private land at Nagole and Miyapur in the city outskirts for the Metro Rail project.
The Hyderabad Metropolitan Development Authority and Hyderabad Metro Rail Limited are busy finalising the compensation package and have also begun negotiations with the land owners.
“As the concessionaire (L&T) is keen on launching works by January we have to provide land without fail,” said a senior official. “But our priority is to take land under consent award, a process in which the land owners agree for the compensation and hand over the possession.”
The land owners will also have to withdraw cases, if any, against the acquisition process.
Authorities are relieved that not a single acre of the required 65 acres is to be acquired is in the core city area. In all, 104 acres are required in Miyapur and 100 acres in Nagole.
Under the package being worked out, land owners will be given a plot of 1,000 sq yds in developed layouts for each acre acquired. “Once the proposal is ready, the authorities will take the approval of the state cabinet and proceed with acquisition,” said an official.
According to the official, most of the owners are small farmers who are raising cattle grass in their land, which does not generate much revenue. “The value of the developed plot will be much higher than the present value of the entire land owned by each farmer,” said the official.
Officials are hopeful that the package would be acceptable since a similar strategy was employed successfully for the Outer Ring Road land acquisition.
The Metro Rail requires land varying from one acre to three acres for stations at 25 locations in the city while 100 acres each at Miyapur and Nagole would be utilised for rail yards and other utilities.
“Elected representatives would be roped in to convince the owners on giving away the land for the project,” said an official. “There are also plans to involve civil organisations, colony associations and reputed individuals.”
